Co. is a real estate investment trust, focused on owning, operating and acquiring office and media and entertainment properties in select markets primarily in Northern and Southern California. These markets include Los Angeles, Orange County, San Diego, San Francisco, Silicon Valley and the East Bay. At Dec 31 2011, Co.'s stabilized portfolio of operating properties included properties totaling approximately 4.4 million sq. ft. Co. owns its interests in all of its properties and conduct substantially all of its business through its operating partnership, Hudson Pacific Properties, L.P.
